Start with your mortgage payoff and other amounts due.
Gather the loan and property information needed for an accurate payoff request. Ask the closing professional which balances, charges, or other amounts must be accounted for in your transaction.
Review the services and compensation you agree to.
Discuss brokerage services, representation, and compensation before listing. Real estate commissions are negotiable. Review the actual agreements and ask how any negotiated buyer-side compensation or credits would affect your figures.
Request itemized closing estimates.
Ask the closing professional about applicable title, settlement, transfer, recording, and other transaction charges. Confirm how payment responsibilities are addressed in your agreement instead of relying on a universal percentage.
Include the property-specific adjustments.
Ask about tax and association prorations, association amounts, agreed repairs, and seller concessions. If you plan preparation or staging work, include the quotes you actually receive in your budget.
Compare the sale price with estimated net proceeds.
Have the figures reviewed together: expected price, payoff, services, transaction costs, and negotiated adjustments. Update the estimate when an offer or a cost changes. Ask about tax questions with a qualified tax professional.
A seller net sheet is most useful when it shows the assumptions and is updated for your actual transaction.
